Development Process
Ms. Bender led the development effort and was in charge of overseeing architect and contractor selection. She, along with her Vista Partners Associates, led the entitlement process with the City of Sugar Land, ensuring compliance with rules and obtaining necessary permissions.
Tenant Mix and Leasing
The careful selection of the tenant mix was a crucial component of the project. Ms. Bender put forth much effort to land key co-tenancies with well-known companies, including Sprouts Market, Hollywood Feed, and Ulta. She worked with the listing brokers to entice a variety of restaurant and retail tenants
Design and Construction
University Plaza’s design and construction phases were carried out carefully. Ms. Bender oversaw the architectural design to ensure it reflected the vision of a modern and vibrant shopping center.
Results
University Plaza was a massive success despite opening just a few months before the pandemic. The center launched with 80% occupancy and has now increased to 92% occupancy.
